Knowing how much you can spend on a home, or what your monthly mortgage payments will be is essential. There is nothing worse than falling in love with a home and finding out it is out of your budget. It is best to get with a lender before you start looking at homes, so you aren't disappointed later.
Separate "Needs" vs "Wants"
Figuring out what you really need (location, 3 of bedrooms, school zone, etc.) versus what you want (a white kitchen, hardwood floors, updated bathroom, etc.) is crucial. Make a list of everything you desire in a home, then pick 2 to 3 of those items that are non-negotiable. You will end up with a home that truly suits your needs, rather than say, a beautiful home in the wrong part of town.
